Description of the area

Villa Le Magnolie is in the Northern Lazio on the border with Umbria near Otricoli (Terni). It is less than 70 kms from Rome (only 2 kms from the A1 highway, exit Maglino Sabina). A few kilometers away you can visit intersting cities of art such as: Otricoli (3 kms) with its archeological sites, Viterbo and the surronding area (about 30 km) with the Thermal baths and the remains of the Etruscan civilitations. Orvieto with its splendid Cathedral (about 30 kms) and Perugia and Assisi are about 70 kms away (see_map).
There are tennis courts and horse back riding facilities about 3 kms away.

           

Description of the Villa

It is an ancient villa which has been elegantly restructured at about 400 mts s.l.m. in a beautiful panoramic position facing the valley of the Tevere with a view of the ancient Castle of the Rocchette.
The villa is immersed in a park of 5000 sqm with roses and large trees surronded by 35 acres of agricultural land on which are cultivated grains and sunflowers surrounded by forests. In the park of the Villa there is a beautiful swimming pool (6X12 mts) with hydromassage.

          

The villa is composed, on the first floor, of an entrance, a large living room with fireplace, a large dining room which also has a fireplace, a studio, a completely furnished kitchen and a small bathroom. From the living room you can gain access to a terrace wich faces the garden and swimming pool.
On the first floor two large double rooms, one room with 3 beds and a batroom with bathub and a shower. On the second floor tower there is a double room with bathroom and shower. There is a swimming pool (6X12 mts) with hydromassage and an equipped area satellite tv, microwave oven, fridge with frezer, dishwashing machine, washing machine, 1 baby’s bed, 3 mountain bikes, and a ping pong table.

 

Availability and prices

The villa is available for the months of June, July, August and September, 2004, for minimun 1 weeks’ stay.

Prices per week

• July and August 2004 ....€ 1900
• June and September 2004 ...€ 1750


The price includes: taxes, water, eletricity, gas for cooking , weekly bed change, bathroom and kitchen.

The price does not include final cleaning bill (€ 150) heating, which is to be paid on the spot (50 € a day) and wood for the fireplace.
Upon request we can furnish domestic help which is not included in the price.
A deposit of 250,00 € is it to be paid on the spot and refundable at the end of you stay.
